CITIS Ltd - Specialist Thermal Imaging & Building Diagnostic Inspections

CITIS is not built around a single trade.

It’s built around understanding how buildings actually behave, and recognising when something isn’t performing as it should.

At its core, this is diagnostic work.

Not just identifying issues, but understanding why they are occurring, how they present, and what they mean in context.

That requires a combination of disciplines.

Christopher Preston — Registered Electrical Inspector

Christopher provides certified Certificate of Verification (COV) inspections in accordance with New Zealand electrical safety requirements.

His work supports insurers, commercial facilities and property owners requiring formal electrical compliance, verification and risk management.

Where appropriate, thermal imaging is integrated alongside these inspections to identify overheating components, load issues and developing faults within electrical systems.

Gino Cimelli — Senior Property Inspector, MCIOB, Level 2 Thermographer

Gino brings extensive experience in building inspection across New Zealand, the UK and international environments.

As a Member of the Chartered Institute of Building (MCIOB) and a Level 2 Thermographer, he combines formal accreditation with practical inspection experience across a wide range of construction types and standards.

This broader exposure allows for a more considered approach — not just identifying defects, but understanding:

  • how buildings are put together

  • where they are vulnerable

  • and how issues develop over time

His work focuses on delivering clear, relevant insight — particularly for complex properties where surface-level inspection alone is not enough.

Georgina Du Val — Lead Thermographer (Christchurch & South Island Wide)

Georgina leads all thermographic work across CITIS.

She is a Level 2 certified thermographer, specialising in advanced thermal imaging for building diagnostics, moisture investigation and electrical systems.

Her work focuses on situations where problems are not immediately visible — where interpretation matters more than simply capturing an image.

Her background is not conventional for the industry.

Alongside thermography, she holds a commercial helicopter pilot licence — an environment where decision-making depends on accurately reading conditions, interpreting data and understanding how systems behave in real time.

That same mindset carries directly into thermal imaging.

Her approach is grounded in:

  • building science

  • heat transfer principles

  • and applied thermography and physics

Not assumptions.

Not guesswork.

Every inspection follows a consistent process:

  • observe what is actually happening

  • question initial assumptions

  • test against known behaviour

  • then form a considered view

Quick conclusions are rarely correct in this type of work.

Working across Christchurch and throughout the South Island — including Queenstown, Wānaka and Central Otago — Georgina is typically engaged for:

  • complex moisture investigations

  • pre-purchase risk assessments

  • electrical thermal surveys

  • and situations where other inspections have not been able to clearly identify the issue

The focus is always the same:

Accurate interpretation, clear reporting, and information that is genuinely useful.

Phillip Du Val — Operations & Property Inspection Support

Phillip oversees operations and coordination across CITIS.

With a background in real estate and property inspections, he brings a practical understanding of:

  • how properties are assessed

  • what matters to buyers and owners

  • and how inspections translate into real-world decisions

He manages workflow, coordination and client communication — ensuring inspections run efficiently and clients receive clear, timely information.

A Combined Approach

What sets CITIS apart is how these disciplines come together.

This is not just:

  • scanning surfaces

  • or listing defects

It’s understanding the building as a system.

That includes:

  • construction methods

  • environmental exposure

  • materials and detailing

  • and how different elements interact over time

This is particularly important in Christchurch and across the South Island, where many properties:

  • have undergone repairs

  • have complex design features

  • or present issues that are not immediately visible

How This Translates Into Our Work

The approach is consistent across every inspection:

  • Take a considered, methodical approach

  • Avoid assumptions

  • Understand what you are actually looking at

  • Provide clear, defensible information

Thermal imaging is the tool.

The value comes from how it is applied.
